At Universal Realty, we know that sometimes, finding a good, clean and well-maintained home or apartment to rent can be a frustrating and stressful task. That’s why we work hard to make the process as simple and enjoyable as possible.

If you want to rent the site, a rental application/lease agreement will be available at the viewing or you can download the application below, print it off and fill it out to return to the office.

Application For Rent Agreement

Be prepared with the following information for the application:

a) Landlord References – current and previous
b) Employment References
c) Banking Information
d) Personal References
e) Personal Identification (government issued ID)

We’ll process your application which can take up to 72 hours. If your application is approved, our office will contact you. We require a security deposit payment to hold the unit.

Rent Collection

We offer a couple of methods for paying rent to make things simple. You can visit our office and pay with our debit machine. We also offer direct debit from your bank account. You just have to provide us financial institution information.

Our Commitment to Tenants

We’re committed to providing a well-maintained unit for all of our renters.

Emergency repairs, such as leaking roofs, water leaks, floods, and fires, should be reported to our office immediately. Our 24 hour service line is there to provide help in these situations.

Living in an multi unit building brings you closer to your neighbours so some noise is inevitable. We appreciate our tenants to be responsible and keep noise levels to a minimum. Good neighbour relationships make renting more enjoyable for all!

Moving In and Moving Out

Move ins happen at 12 noon on the first day of the month of possession. Prepare for your move by getting your power, gas, cable and internet connections set up before you arrive!

When it’s time to move on, we’ve got a few things we’d like you to remember.

Your month-to-month rental agreement requires one month’s notice in writing prior to terminating your agreement.

Longer leases require a two month’s notice in writing prior to terminating your lease.

Please submit your notice to our office by hand, email or regular mail. If sending via regular mail, please ensure delivery on or before the last day of the month.

All utilities included in the rent must be paid until the end of the month of vacancy. If you are responsible for your own utilities, please ensure you alert the service providers of your date of departure and provide a forwarding address to receive and pay your final bill payment.

On your departure day, a property manager will visit your unit to perform a final inspection for damages and cleanliness. Please call us early to schedule an appointment, especially if you are leaving the last day of the month. This is our busiest time!

To make the inspection as smooth as possible, consult the move out list that will be provided to you when you give notice that you are leaving. This list includes items that will require cleaning and a helpful checklist of what inspectors will be looking for.

Any extra charges required for cleaning, damages and for carpet cleaning will be deducted from your security deposit.

If your apartment is in good shape, you can expect your deposit to be refunded within 7 business days from your move out day.
