Universal Realty provides full service management or customized services for residential and commercial condominium properties throughout Saskatoon on behalf of and in collaboration with condominium boards. We manage buildings of any size and work with boards to ensure compliance with the Condominium Act and that policies are effective and accurate.

Our full-service management includes:
- Assisting condominium boards in following the Condominium Act and amendments, including advice and consultation on new policies, by-laws and regulations as required.
- Collection and administration all fees payable to the Board for operating expenses and reserve accounts.
- Performing regular property inspections.
- Arrange and contract necessary repairs and maintenance for repairs, cleaning, and grounds-keeping services.
- Administering payment for regular and special maintenance for common areas, the condominium property, and facilities.
- Providing regular financial reports, including monthly reports of income and expenditures, and, if required, year- end audited financial statements and yearly budgets.
- Planning and attendance at annual general meetings and board meetings, preparation and distribution of all minutes and agendas
- Preparation of the Property Management Annual Report to present at the annual general meeting of owners.
- Supervision of reserve fund holdings and advising the Board on recommended work to the property.
